No fireplace to use I'm assuming Greybeard?

 

Not to use, there's a fireplace, but it's not converted back to wood yet.... there's a gas line running to it. I'm seriously thinking about converting to wood heat though, instead of replacing the gas furnace.

Nothing beat wood heat....... Nothing!

 

The reason I asked about your heating fuel is because oil fired units can be sometimes be saved after a flood with a good cleanup and a new burner assembly/control unit. Gas fired units are usually not savable after submersion unfortunately.
